We’re Running out of Houses
Marin County’s hot market has been the talk of the news for several months now. July was no exception. With less than 1 months supply of inventory (MSI), and 320 homes going into contract (almost double
July of 2019), July was record breaking. Even Luxury Properties are flying off the shelves. 25 properties sold for $3.5M or more in July 2020 compared to 8 in July 2019. That’s a 212% increase. The number
of new listings has not changed much from that of July 2019, but the number of sales has increased by 40% July 2020 over July 2019.

And, of course, with such a fierce seller’s market, median sales prices (MSP) are leaping up. July’s MSP was $1.55M, which is a 21.23% increase compared to July 2019. Since shelter in place alone, the MSP
for Marin homes has jumped 15.83%.

Why the Influx?
It’s no surprise that homes offering outdoor space and additional square footage are popular during this pandemic. What is interesting is that Marin and Sonoma County are both so much more popular than
other suburban areas on the Peninsula or in the East Bay. Perhaps this is due to the natural beauty, access to water, mountains, and other picturesque landscapes. It could also have to do with seeking out
less Tech-oriented communities. Marin has always been a haven for families seeking some separation from the all-business-all-the-time tone of the city.

Whatever the reason, now is Marin’s time to shine, and we can’t find houses fast enough to fulfill the growing desire to move in.
