The Grass is Looking Greener
Literally and figuratively, Marin is in bloom. The greenery is enjoying the pause in modern life, and the market is booming. Marin has long been a desirable alternative to it’s sister across the Bay. Offering more space, easy access to nature, and family friendly living with all of the city amenities just a short drive away, Marin is having a moment.

While SF inventory sits for longer and median sales prices slowly trend down, Marin inventory is being gobbled up. All of this begs the question: are people leaving the city for Marin? The average price per square foot for a single family home in Marin is $761. In San Francisco, it’s $980. For condos, Marin’s average price per square foot is $594 versus $1,083 in San Francisco. Marin is definitely a bigger bang for your buck.

A Seller’s Market
With the number of average days on market (DOM) down to 34 days, the median sales price (MSP) up to $1.5M, and months supply of inventory (MSI) dwindling to 1.5, we can officially say that Marin is in a seller’s market.

We saw a jump in the number of new listings, which took us back to “normal numbers.” So far, demand has kept pace, and more than 60% of available listings went into contract or sold in May. Even condos saw a boom with 42% of inventory accepting an offer or selling in May. With people craving more space as work, school, and relaxation collide in our homes, outdoor space and overall square footage have become key commodities. Fortunately, both of these are fairly standard in Marin.

The real question is whether working from home in a beautiful space will become the new normal for the Bay Area. As Casey Newton points out in the Verge, “It is not a particularly complicated scheme to work out. You take your mid-six-figure Bay Area salary and your laptop. You decamp with your family to the countryside, or the mountains, or the beach. Maybe you simply ride out the hard times there, maybe you stay forever.” Are the SF transplants here to stay?
