Flood mapping is essential for land use in flood-prone areas. With help from local geologist to map an area out, these maps helps identify areas that are at risk of flooding. As a home buyer, it is important to take this into consideration. Some home loans require you to purchase flood insurance if you are located in a flood zone. When purchasing a home, this is usually included in the Natural Hazards Disclosure.

Flood insurance usually includes electrical and plumbing systems, heat and sump pumps, built-in appliances such as dishwashers, permanent carpeting and more. Check your specific policy for details. Flood Insurance generally only covers up to $250,000. Any greater and the owner is responsible for the difference. If you are doing or planning a large remodel of your home, the local municipality may require you to raise the property above the flood line.
